Here are 4 reasons on why to stage your home:

1- You Will Make More Money

In a survey conducted by Coldwell Banker, staged homes are usually sold 6% above the asking price and spend less time on the market when compared to un-staged homes. When visiting a staged home, buyers find it easier to visualize the property as a future home, are more willing to walk through a home when first viewing it online, and overlook other property faults. The National Association of Realtors (NAR) found that 49% of surveyed Realtors who work with buyers believe staging usually has an effect on the buyer’s view of the home.

2- Your House Will Sell Faster

According to the Real Estate Staging Association (RESA), the average home is on the market for 5 ½ months in comparison to a staged home that spends an average of 4 months on the market. Those homes staged prior to listing sold in 42 days compared to those post-listing selling in 198 days. If you are looking to stage your home, studies show those staged prior to listing sold 79% faster than those staged post-listing.

3- You Will Get A Good Return

The National Association of Realtors (NAR) found the average staging investment is between 1%-3% of the home’s asking price, which generates a home-staging return of investment of 8%-10%. Staging helps the home sell faster which equates to fewer carrying costs (mortgage, utility, maintenance) and a higher return on your investment.

4- Your Online Presence Will Stand Out

90% of potential homebuyers start their property search online. Staging your home will increase the impact on the buyer to view in person, but it can also distract from other issues when they go through a staged home. 28% of buyers are more willing to “overlook property faults” when a home is staged.

With the ups and downs of last year behind us, 2017 is poised for a promising start. This year goes to the domestic buyer in our South Florida real estate market due to a decline in foreign investment according to Paul Owers of the Sun-Sentinel.

Here is a rundown of our predictions for the 2017 real estate market:

Single Family homes up to $400k will continue to increase due to high demand, a shortage of inventory and looming rate increases on the horizon. Millennial buyers are coming into their buying years which will boost demand for the housing market. With unemployment at record lows and pent up demand due to the housing crisis, we are seeing properties fly off the shelves. Buyers and sellers alike can expect prices to continue to increase over the next 12 months.

Now the condo market, on the other hand, is not as desirable. Brickell and Downtown condos were never built for local residents. They were developed mainly for foreigners as a safety vehicle to place capital. Unfortunately, that market has cooled off due to our dollar increasing in value in comparison to other currencies. We predict adding rising rates into the mix will further increase the value of our dollar and continue to create downward pressure on Brickell condos. Luckily, most of these units were cash purchases so we will never see the decline of the Great Depression even with an oversupply of inventory. For the condo market, expect prices to continue declining over the next 12 months.
